Warehousing is the discipline GIWU is best known for. We design, fabricate and build steel-framed warehouses for manufacturers, distributors, 3PL operators and cold-chain businesses across Ghana, from compact 500 sqm storage units to 1,800 sqm portal-frame distribution facilities.
Because the structural steel is fabricated in our own workshop and the civil, cladding and mechanical packages are delivered by our own teams, a GIWU warehouse runs on one schedule with one point of accountability. There is no gap between the frame arriving and the crew that erects it, and no gap between erection and the roof, roller shutters and services that follow.
Recent work includes a 1,200 sqm steel warehouse for BF Ghana at Aveyime, an 1,800 sqm facility for JC Udezor & Sons at Dawhenya, and warehouse construction for Leasafric Ghana, each delivered from foundation through to external civils.

Steel portal-frame warehouses
The fastest route to covered storage in Ghana. Portal frames are fabricated off-site while foundations cure, then erected in weeks rather than months. Clear spans suit high-bay racking, and the structure can be extended later as throughput grows.
Distribution and fulfilment centres
Larger-footprint facilities with dock levellers, multiple roller-shutter openings, office mezzanines and lighting designed around picking operations. We coordinate the layout with your racking and materials-handling equipment so the building works on day one.
Cold-chain and temperature-controlled facilities
Refrigerated and chilled storage demands insulated sandwich-panel envelopes, vapour control, refrigeration coordination and careful detailing at every penetration. GIWU has delivered cold-chain fit-outs alongside its structural work.
Factory and production sheds
Manufacturing buildings combining production floor, mezzanine storage and office accommodation under one roof, including the crane beams, equipment foundations and power provisions that production lines require.

How a GIWU warehouse is delivered
Most warehouse projects in Ghana overrun for the same reason: the frame, the cladding, the doors and the civils are bought from four different suppliers who each blame the others for the delay. GIWU removes that by delivering the whole package under one contract.
- Site development and foundations: earthworks, pad and strip foundations, slab, drainage and external works.
- Structural steel: portal frames, rafters, purlins, bracing, crane beams and mezzanine steel, fabricated in-house.
- Roof and wall cladding: profiled steel sheeting or insulated sandwich panels, with ridge vents, gutters and flashings.
- Openings: roller shutters, dock levellers, personnel doors, louvres and natural-light sheeting.
- Mechanical and electrical coordination: lighting, extraction, ventilation and equipment mounting.
- Internal fit-out: office partitions, mezzanine floors, racking installation and floor markings.
Fabrication runs in parallel with site works. That overlap is why GIWU warehouses are delivered on schedule while the frame is still being made.
Warehouse construction in the Ghanaian climate
Ghana's coastal belt combines high humidity, salt-laden air and intense solar gain. Near Tema and Takoradi, corrosion is the single biggest threat to a steel building's service life, and it is usually designed in (or out) at specification stage.
- Corrosion protection: we specify surface preparation and coating systems appropriate to the site's exposure, with galvanising where the environment justifies it.
- Drainage and stormwater: roof catchment, gutter sizing and site falls are designed for Ghana's rainfall intensity, not for a temperate climate.
- Ventilation and heat: ridge vents, insulation and reflective sheeting reduce internal temperatures, which matters for both stored goods and the people working inside.
- Termite and moisture protection: detailing at the base of frames and wall panels prevents the rot and infestation that damage mixed-material buildings.
These are the decisions that determine whether a warehouse still performs in twenty years. We make them at design stage rather than leaving them to be discovered later.

Frequently asked questions
How long does it take to build a steel warehouse in Ghana?
Programme depends on footprint, ground conditions and fit-out scope. Steel portal-frame construction is substantially faster than traditional concrete building because the frame is fabricated off-site while the foundations are being constructed on-site, the two activities overlap instead of running in sequence.

Do you handle foundations and civil works as well as the steel?
Yes. GIWU delivers the full scope: earthworks, foundations, slab, drainage and external works, followed by the frame, cladding and fit-out. This is the main reason clients appoint us, one contract covering the entire building.
Can you build a cold storage or refrigerated warehouse?
Yes. We have delivered cold-chain facilities and cold-chain racking installations. Temperature-controlled buildings need insulated sandwich-panel envelopes, vapour control detailing and coordination with your refrigeration contractor, all of which GIWU manages in-house.
Do you install the racking as well as the building?
We do. GIWU designs, supplies and installs selective pallet racking, mezzanine floors and industrial shelving, which means your storage layout is resolved as part of the building design rather than retrofitted afterwards. See our warehouse racking page.
