Prefabricated & Modular Structures

Prefabricated container offices and modular buildings in Ghana.

Site offices, accommodation camps, classrooms and modular facilities, built and fitted out off-site, then delivered and craned into position ready to occupy.

When a project needs offices, accommodation or a classroom in weeks rather than months, prefabrication is the answer. GIWU builds container-based and modular units in the workshop while your site is still being prepared, then delivers, positions and commissions them, so the facility is ready when your team arrives.

Because fabrication happens off-site, weather, site congestion and parallel construction work do not slow the build. The units arrive insulated, wired, finished and fitted out.

Recent deliveries include a container site office for Berkon Group at the Golden Tower site and a prefabricated container office for the Kross Project.

Applications

What we build

Site and project offices

Single units or linked complexes providing offices, meeting rooms, reception and welfare facilities for construction, mining and industrial sites.

Workforce accommodation and camps

Dormitory units, ablution blocks, canteens and recreation units for mining, oil and gas and remote industrial operations, designed for the number of people you need to house.

Classrooms and community facilities

Schools, libraries, IT centres and clinics. GIWU has delivered institutional construction including the 52-seater library and IT centre at Hwako for the Little Tokens Foundation.

Security and gatehouse units

Compact guard houses and access-control points for site entrances and perimeter gates.

Sales offices and marketing suites

Presentable customer-facing units for developments that need a sales or marketing presence before the permanent building exists.

Specification

Specification and fit-out

A prefabricated unit is only comfortable in Ghana if it is specified for the climate. Insulation without ventilation becomes an oven; ventilation without insulation becomes a fan blowing hot air. Both are needed.

  • Insulation: wall, roof and floor insulation to reduce solar heat gain.
  • Electrical: wiring, distribution board, lighting, sockets and data provisions to the layout you agree.
  • Climate control: air-conditioning provisions and cross-ventilation designed together.
  • Windows and doors: glazing, security grilles, shutters and access doors.
  • Interior finishes: flooring, ceiling, partitioning, painting, sanitary fittings and joinery.
  • Branding: external finishing and signage so the unit looks like part of your operation.

Specification is agreed before fabrication, so the unit is delivered complete rather than finished on site.

Advantages

Why prefabrication works in Ghana

  • Speed: the unit is built in the workshop while your site works proceed, so programmes overlap instead of queueing.
  • Predictable quality: workshop fabrication is not exposed to weather, and finishes are applied under controlled conditions.
  • Relocatable: units can be moved to the next site, spreading the cost across multiple projects.
  • Scalable: start with what you need and add units as the site grows.
  • Less site disruption: installation takes days, not months, and generates far less waste and traffic than a conventional build.

How We Work

From enquiry to handover

  1. 01

    Requirement & layout

We agree headcount, unit sizes, layout, finishes and services, then confirm access and cranage for the site.

  2. 02

    Engineering & fit-out design

Structure, insulation, electrical, air-conditioning and data provisions are designed before fabrication starts.

  3. 03

    Off-site fabrication

Units are built and fitted out in the workshop while your site preparation happens at the same time.

  4. 04

    Delivery & placement

Units are transported and craned into position, levelled, anchored and joined.

  5. 05

    Commissioning

Electrical, lighting, air-conditioning and data are tested and the unit is handed over ready to occupy.

Questions

Frequently asked questions

How quickly can a container office be delivered?

Because units are fabricated in the workshop rather than on site, delivery is substantially faster than conventional construction, and site preparation can happen at the same time. Exact timing depends on the specification and the number of units. Contact us with your requirement and we will confirm a programme.

Can the units be moved to another site later?

Yes, relocatability is one of the main reasons clients choose prefabricated units. They can be lifted, transported and re-commissioned at your next project, spreading the cost across multiple sites.

Are the units insulated for Ghana's heat?

Yes. Insulation to walls, roof and floor is specified as standard, combined with ventilation and air-conditioning provisions so the interior stays usable through the hottest months. We size the cooling alongside the insulation rather than treating them separately.

Do you handle delivery and cranage?

Yes. GIWU manages transport, cranage, positioning, levelling, anchoring, joining of linked units and final commissioning, including electrical and air-conditioning testing.

Can we get a custom layout?

Yes. Layout, partitioning, window and door positions, finishes and services are all agreed before fabrication begins, so the unit is built to how you will actually use it.

Do you build permanent prefabricated buildings as well as site offices?

Yes. We deliver classrooms, libraries, clinics and other institutional buildings, including the 52-seater library and IT centre at Hwako. See our prefabricated structures portfolio.

Need space on site, fast?

Tell us how many people, what the unit is for, and where it needs to go. GIWU will confirm layout, specification and delivery programme.
